From now through 2012, San Diego County’s Real Estate market is likely to continue to produce foreclosure properties in record numbers. As the graph below shows, their are still billions of dollars of Option-ARM resets yet to take place. In a state with 15% unemployment (if you could everybody that should be counted), that translates into a pretty significant opportunity. To take full advantage of this opportunity, Kalomar has formed an investment pool so that private investors without the knowledge and experience needed, can still participate in the potential for profit.

Kalomar and its team of licensed contractors are full-time specialists. We understand the foreclosure process follow our investment criteria to the letter. We understand how to:

Trustworthiness and Integrity

Obviously, we cannot just tell you that we are trustworthy and that we have integrity. The only way to discover that is to talk to us, look at our track record, talk to our references, do any other type of research you like, and then trust your gut.

How Does it Work?

Each time you invest in one of our deals, you are entitled to a pro-rata share of 1/2 the profits. Kalomar keeps the other half.

  1. We’ll hold title of the property in a newly created land trust. You will be a pro-rata beneficiary of this trust. By using a land trust, each investor will legally own a share of the property, but your name will be kept out of the public records. This is desirable from a liability perspective in that if, during the rehab, a contractor fell of the roof and sued, you would not be liable. As well, the title to the property is shielded from any potential lien attributable to any investor.
  2. The trust will have its own separate bank account and a record of full accounting will be provided to all investors.
  3. There is no commingling of funds between accounts at any time. Each deal has its own account.

To begin the process, please feel free to call Trent Dyrsmid at 760-840-7172. When you call, I’ll ask you to come to my office so that we can meet and talk more about the risks involved in this type of investing. AT NO TIME DURING OUR DISCUSSION WILL I EVER MAKE A PROMISE OF A RATE OF RETURN. If I was to do that, you’d need to come visit me in jail.

Assuming our visit goes well and we both wish to continue, you will then need to complete and application that contains the necessary paperwork.

Upon receipt of this documentation, I will advise you that you should consult your lawyer and CPA for professional advice as it pertains to your specific situation. Once you have done that, returned all the documentation, set up your bank account and made a deposit equal to the amount on your subscription agreement, you’ll be ready to invest in your first foreclosure deal.
